Montegrazie - In the historic center of the small village we find this romantic and welcoming nest whose surface area of 115sqm is distributed over two floors, plus a mezzanine; it has undergone a careful and complete renovation that has enhanced it. There is also a large terrace, a small garden and a spacious 28m2 cellar located in the basement of the adjacent building. The main exposure is South-East and West and enjoys a beautiful view over the valley and the Sanctuary of Montegrazie, up to the sea.
The house is sold furnished and is divided as follows: you enter a welcoming kitchen, in which a stone wall has been preserved, and which is served by a small balcony with a small external closet; from the kitchen a beautiful slate staircase leads to the first floor where a living room is also heated by a wood stove and has access to a large terrace with an open view overlooking the whole valley; the living room gives access to the bathroom, to the living room with balcony and, with three slate steps, to a master bedroom with original Ligurian terracotta floor and relaxation area on a mezzanine made partly of glass; also from the living room a wooden and iron design staircase leads to another bedroom on the mezzanine with a window.
In the basement of the adjacent building there is a charming rumpus room whose conservative renovation is truly noteworthy: the door is shaped for the passage of the barrels and the walls have been carved into the rock; there is also a small garden on the property to be equipped as a relaxation corner with an outdoor sitting area and, perhaps, a mini-pool with whirlpool.
Access to the house is pedestrian only but there is a public car park in the immediate vicinity, near the village church.
Montegrazie is a fraction of the city of Imperia, surrounded by centuries-old olive groves, where peace and tranquility reign. In the village there is the baroque parish church of 1756 which houses a painting by Carlo Braccesco of 1478 and an important organ built in 1863 by the famous organ builder Lingiardi, but the most famous attraction of the village of Montegrazie is certainly the Sanctuary of Nostra Signora delle Grazie built in 1450 on the basis of a Romanesque church, adorned with important frescoes and composed of three naves with dark stone columns with pointed arches, built in a panoramic position looking at the sea, a pilgrimage destination for the people of sea.
In recent years, the city of Imperia has won the title of city with the best climate in Italy (il Sole 24Ore newspaper) and the surrounding countryside offers numerous possibilities for outdoor activities throughout the year, with walks among the olive groves and mountain bike trails, to reach the other characteristic villages; the coast and the beaches, as well as the cycle path by the sea, are only 8.5km away. In the immediate vicinity there is also a stable with horses.
Request a visit to preview the atmosphere of relaxed well-being that this charming property can offer, in the countryside, a stone's throw from the sea.
